The vision of the Urban Development and Renewal Company is to create a new economic, social, and Zionist reality for large groups of apartment owners across the country by promoting a social project of evacuation-construction, in which the apartment owners, who own the land, are the heart of the process and full partners in the implementation of the project.
Since its establishment, the Urban Development and Renewal Company has exclusively represented apartment owners in eviction and reconstruction projects.
The apartment owners are full and central partners in the promotion and implementation of the project in the social model, which is a transparent, social, and economic process that, on the one hand, increases the chances of implementing the project and, on the other hand, allows for the maximization of the returns for the apartment owners who are partners in the process.
Our story
The Urban Development and Renewal Company is the result of a long-standing partnership between the company's founders, architect Gil Shenhav and attorney Yariv Bar-Dayan, who first met as young parents of children in a kindergarten in Ramat Hasharon.
The foundation of the company was the understanding that the construction-clearance sector, led by him, was moving in a direction that was predicted to be wrong, where the market was led by strong groups of developers. The apartment owners were not properly represented, neither legally, nor economically, nor socially, nor architecturally, nor from an engineering perspective. The apartment owners were dragged along by the large developers who set the rules of the game and the nature of the transactions.
In 2006, the company's founders realized that the equation needed to be reversed in such a way that the apartment owners would be the center and heart of the process.
The way to implement the idea was by creating the social model in practice, in a way that from the first stage, the apartment owners must be consolidated under a broad professional umbrella that includes: a legal advisor on behalf of the apartment owners, an appraiser, an inspector (engineering representative), an architect, and an economist, and broad agreements must be formed between the apartment owners among themselves in order to advance the project.
The company had already formulated a unique legal agreement that allows apartment owners to promote a new urban development plan (urban planning plan) for evacuation and construction without the involvement of a developer.
The developer was selected in a tender by the apartment owners only at very advanced stages of the process, after the master plan had already been approved and a very high level of certainty was created in the process.
Later, real estate expert Nir Shmol joined the company as partner and CEO and has been leading the company with great success since 2012 .
As a pioneer in the field of evacuation and construction in Israel since 2006, the Urban Development and Renewal Company accompanies apartment owners in evacuation and construction complexes from the initial organization stage to the handover of the key to the new apartment.
Over the years, we have accompanied thousands of families in over 30 active projects, with the potential for 7,500 new housing units.
To date, the company has brought about the realization and occupancy of 5 large-scale evacuation and construction projects, including approximately 1,500 new apartments, and dozens more projects are in various stages of implementation.
